The Balcão Único do Prédio (BUPi) allows people who own rural and mixed properties to georeference and register their properties free of charge.
Only registration guarantees property rights and is mandatory for most acts involving the transfer of property or a land structuring operation, namely when you want to buy or sell land.

People who own rural and mixed properties.
When can you identify and register property at the Single Property Counter?
Rural property
A rustic property is defined as a delimited part of the land and the constructions on it that do not have economic autonomy (land that is used to generate agricultural or forestry income, or that is directly used to produce such income).
Mixed property
A property made up of a rustic part and an urban part (built property, with the land that serves as its patio, or land intended for construction).
What are the documents and requirements for identifying and registering properties at the Balcão Único do Prédio?
To access BUPi online you need to log in with:
- Digital Mobile Key;
- Citizen's Card;
To identify and register properties with BUPi online or over the counter, you need:
- Citizen's Card
- Caderneta Predial
- File with GPS coordinates (optional)
- Document proving that you own the property, such as the deed of sale.
If you don't have a document proving that you own the property, you can fill in this form and hand it in when you register the property with BUPi. On the form you must indicate the following people:
- Applicant - the person who requests the form. This can be the person themselves or someone who represents them, such as a lawyer.
- Justifier - the person who wants to have ownership of the property recognized. The person themselves.
- Declarant - anyone who is a witness.
How much does it cost to identify and register properties at the Balcão Único do Prédio?
Property registration is free of charge until August 23, 2023 for municipalities that have a geometric land registry and for the 10 municipalities that took part in the BUPi pilot project.
For the remaining municipalities, it is free for 4 years from the date the municipality joins BUPi. Find out when the free period ends at bupi.gov.pt.
