What are they?
“Golden Visas”, also known as Residence Permit for Investment, is a very popular program among investors from all over the world, particularly in South America and Asia.
The program offers several investment options, with real estate being the most sought after and allows nationals from countries outside the Schengen Area (Austria, Germany, Belgium, Czechia, Denmark, Slovakia, Slovenia, Spain, Estonia, Finland, France, Greece, Hungary, Iceland, Italy, Latvia, Lithuania, Liechtenstein, Luxembourg, Malta, Norway, the Netherlands, Poland, Portugal, Sweden and Switzerland), the initial attainment of a visa-free temporary residence permit to enter the national territory with the condition of investment. After the investment period (five years) the holder of the Golden Visa can apply for a permanent residence permit in Portugal, as well as Portuguese nationality, after six years.
Benefits:

Residency visa exemption to enter Portugal;
Live and work in Portugal, on condition of staying in the country for a minimum period of 7 or more days, in the first year, and 14 or more days, in the following years;
Visa exemption to travel within the Schengen Area and to 186 countries;
Family reunification (this is the way in which the family of a residence visa holder can also live in Portugal);
Permanent residency application;
Application for Portuguese nationality, by naturalization, provided that all other requirements established by the Nationality Law are met.

How to get?
In order to start the process, the first step is to register a new candidate for a residence permit for investment on the SEF (Foreign and Borders Service) website and subsequently submit the application.
In the specific case of the Municipality of Figueira da Foz, the ways to obtain Golden Visas are as follows:

Job Creation – minimum of 10 jobs regardless of the area of activity;
Acquisition of real estate – minimum of €500,000.00;
Acquisition of real estate for rehabilitation and restoration – minimum €350,000.00.

It is possible to obtain a Gold Visa in Figueira da Foz provided that certain specificities are observed, that is, through the purchase of residential or commercial real estate (minimum of 350 thousand euros global cost of the property and works, or 500 thousand euros for property that does not require rehabilitation).
In the case of residential real estate, the dwelling must allow tourist exploitation, such as a Local Lodging, or even through a property susceptible of independent use in which part is affected by tourist exploitation.
