When buying, selling, or renting a house, it is always important to check the energy certification of the property. This energy efficiency certificate is a document that expresses the energy performance of the property, including the reduction in costs through the use of the electricity contract.

The energy certificate assesses energy efficiency on a scale from A+ (very efficient) to F (inefficient). The document also provides various information on air conditioning and hot water. In addition, it indicates important measures aimed at reducing unnecessary electricity consumption.


What determines the level of the energy certificate? 

The assignment of a specific energy class will depend on a number of factors that must be taken into account, such as: the year of construction of the property, its location, the type of dwelling (house or apartment building), the area of the dwelling, and the composition of the parts that make up the space, i.e., walls, floors, and roofs. Equipment associated with the production of hot water and air conditioning also contributes to determining the certification level. 


How do I apply for an energy certificate? And how much does it cost? 

On the Energy Agency (ADENE) website, you can consult the various technicians authorized to issue this type of certificate. By accessing the website, you can consult the various technicians listed and obtain quotes, the prices of which may vary.  

After visiting the site to be assessed, the technician will report to the National Energy and Air Quality Certification System.

The price will vary depending on the type of dwelling, i.e., between €28 for a studio/one-bedroom apartment and €65 for a six-bedroom apartment or larger. For commercial and service buildings, the prices will vary based on the area of the space, i.e., between €135 (up to 250 m²) and €950 (over 5000 m²). VAT will be added to these prices, as well as the technicians' service fees.


What to do if there is already an energy certification in place?

If the building already has this certification, you may not have to pay the fees associated with it. However, there are three conditions: The certificate must not be more than 10 years old; The measures applied must lead to an improvement in the energy class; and it must have a minimum class of “B.”


Documentation required to apply for the energy certificate

The documentation required to apply for energy certification includes copies of the site plan, urban building logbook, registry certificate, and technical data sheet for the space (information on materials or air conditioning equipment).

Those who do not comply with this type of certification will be subject to fines of up to €3,740 in the case of individuals. Companies may be penalized up to €44,890.
