Buying or renting a house is no easy task. There are a myriad of factors to consider. From the number of bedrooms to whether or not there is a parking space: every detail counts. But, ultimately, what do Portuguese people value most in a property?

 
The seven most valued qualities are...

1 - Location

Location encompasses numerous factors: the neighborhood, proximity to schools, hospitals, and basic amenities, as well as access to public transportation. This is a very important aspect, as it can immediately determine interest in a particular property.


2 - Sun exposure

Sunlight can be a determining factor. The position of the property in relation to the rising sun or natural light in the late afternoon can increase demand for higher floors. The orientation of the house is therefore valued, because it determines whether or not air conditioning or heating is needed - in other words, whether you spend more or less money and have more or less comfort.


3 - Distinctive features

If the house or apartment offers extra features, such as a garage, en suite bathroom, storage room, fireplace, balcony, communal lounge, garden, or even a swimming pool, “it will undoubtedly be more appreciated.”


4 - Condition of the property

Properties with holes in the walls, shoddy workmanship, and poor overall condition are much more difficult to sell, usually to a private buyer.


5 - Smart layout

“If the house has an efficient and logical layout, it scores points.” Avoid large hallways that waste square footage and could be used to make the kitchen bigger.


6 - Views from the house

When we look out the window of our house, it is completely different to see the facade of the building in front or the sea. “This can be a good asset to sell a house more quickly.”


7 - Security

Whether it is located in an area with a low rate of burglary and theft, secure properties are more sought after in the market.
